ReTraila is a private off-market exchange that connects mobile home park owners holding vacant or distressed inventory with vetted investors who rehab and resell mobile homes inside park communities.

Mobile home park owners and authorized representatives who need to move problem units quietly, and experienced investors who want a filtered pipeline of off-market mobile home deals.

Yes. Every home listed through ReTraila sits inside an established mobile home park and remains on its lot after purchase. Investors acquire the home as an in-park asset, never to move it off the community.

No. ReTraila is a technology and transaction-support platform. We are not the owner or seller of any mobile home and do not provide legal, tax, or investment advice.

For Park Owners

Create a Park Owner account, set up your park profile, then upload each mobile home unit with photos, videos, condition notes, lot rent, and park requirements. You can edit listings after saving.

Vacant, abandoned, distressed, fixer-upper, handyman, contractor-special, repossessed, eviction, and other mobile homes inside your park that may be suitable for investor acquisition.

Only vetted investors whose buy-box matches your property receive alerts and access. Listings are never posted on public marketplaces.

Yes. You can accept, reject, or counter any offer directly in the portal. If a deal falls through or the home sells outside ReTraila, you can update the status accordingly.

Sensitive fields such as lock box code, home-secured status, and certain park-internal notes are visible only to you and ReTraila administrators.

For Investors

Apply through the Investor Portal, confirm your email, complete subscription payment, and finish your investor profile. Once an offer is made and accepted Retraila does a credit and background for park approval before the deal closes.

You can filter by states, cities, counties, miles from target areas, price band, home size range, rehab level, park type, park size, and other criteria. Alerts arrive when matching inventory is uploaded.

Subscribers get a personal dashboard to track the status of deals, the Retraila Cash Deal Analyzer, the Max Allowable Offer (MAO) Calculator, and a Mobile Home Rehab Estimator. Also, a free As-Is Value Estimator is available without a subscription.

Retraila relays your private offer (minus the included Success Fee) to the park owner, who reviews your offer and can accept, reject, or counter. The home remains visible in the Deal Room until an offer is accepted, so you can track or adjust your offer position.

Yes. ReTraila charges investors a 10% success fee. The fee (already included in your submitted offer and is not an additional amount to be paid by the seller or park owner) becomes payable and is deducted when your offer is accepted and final park approval is obtained.

Listings, Offers & Closing

Homes remain visible until an offer is accepted by the park owner. If you have already bid, the card will show a status such as "Offer under review" and let you view your existing offer.

Yes. Owners can mark a home as "Available" or "Withdrawn." Pending offers are automatically rejected and the admin team is notified.

Not necessarily. The transaction may still be subject to park approval, title verification, due diligence, inspections, financing, and other closing requirements.

The Park Owner and Buyer complete the paperwork with Notarize.com or a licensed dealer. Payment for the home is made through the park's payment portal. The Success Fee is submitted through ReTraila's portal.

Account & Security

For security, ReTraila ends your session when you navigate away from a protected portal page. This prevents account access from being left open on shared or unattended devices.

Use the Forgot Password link on the sign-in page. A reset link will be sent to your registered email address.
