ReTraila Park Owner Terms & Conditions
Effective Date: August 20, 2026
These Park Owner Terms & Conditions (“Terms”) govern your use of the ReTraila platform and related services (“ReTraila,” “Platform,” “we,” “us,” or “our”) as a mobile home park owner, operator, manager, or authorized representative (“Park Owner,” “you,” or “your”).
By creating a Park Owner account, submitting a mobile home opportunity, accessing the Park Owner Portal, communicating with investors through ReTraila, or otherwise using the Platform, you acknowledge that you have read, understood, and agree to these Terms.
If you do not agree to these Terms, you may not use the Park Owner Portal or submit opportunities through ReTraila.
1. What ReTraila Does
ReTraila is a technology and transaction-support platform designed to connect mobile home park owners and authorized park representatives with investors interested in acquiring, rehabilitating, reselling, or otherwise investing in distressed, vacant, abandoned, or available mobile homes.
ReTraila provides a platform through which Park Owners may:
- Create a Park Owner profile;
- Add and manage park information;
- Submit mobile home opportunities;
- Upload photographs, videos, and property information;
- Identify homes that may be available for purchase;
- Receive and review investor offers;
- Track opportunities and transaction activity.
ReTraila does not guarantee that any submitted property will receive an offer, that an offer will be accepted, or that a transaction will close.
Unless expressly stated otherwise in a separate written agreement, ReTraila is not the owner or seller of the mobile home and does not guarantee the condition, title, ownership, value, marketability, profitability, or legal status of any property.
2. Park Owner Eligibility
To participate as a Park Owner, you represent and agree that:
- You are at least 18 years old and legally capable of entering into binding agreements;
- You own, operate, manage, or are otherwise authorized to represent the mobile home park(s) you submit;
- You have authority to submit information regarding the park and its mobile homes;
- The information you provide to ReTraila is accurate, current, and complete;
- You will comply with all applicable federal, state, and local laws and regulations;
- You will comply with applicable park rules, regulations, and governmental requirements; and
- You will not use ReTraila for fraudulent, deceptive, unlawful, or unauthorized purposes.
If you are acting on behalf of a park owner or ownership entity, you represent that you have authority to do so.
ReTraila may request documentation verifying your identity, ownership, management authority, or relationship to a park.
3. Your Park Owner Profile
You may create a Park Owner profile containing information about your park, including:
- Park name;
- Location;
- Number of lots;
- Lot rent;
- Park rules;
- Application requirements;
- Contact information;
- Utility information;
- Investor requirements;
- Other park policies; and
- Other information relevant to investors evaluating opportunities.
You agree to keep your information reasonably current.
You are responsible for notifying ReTraila of material changes to your park information.
4. Submitting Mobile Home Opportunities
Park Owners may submit mobile homes that they believe may be suitable for investor acquisition.
Examples may include:
- Abandoned mobile homes;
- Vacant mobile homes;
- Distressed mobile homes;
- Homes requiring substantial rehabilitation;
- Homes whose owners are seeking to sell;
- Homes that have been left behind by former residents;
- Homes that need to be removed or replaced;
- Homes that may be available for purchase by an investor; and
- Other mobile home opportunities approved for submission through ReTraila.
You represent that you have the authority to submit the opportunity to ReTraila.
Submitting a home to ReTraila does not automatically authorize an investor to purchase, remove, renovate, occupy, or otherwise use the home or lot.
5. Accuracy of Property Information
You agree to provide information that is accurate and not intentionally misleading.
To the extent known, you should disclose material information regarding the property, including:
- Known title issues;
- Known liens;
- Known ownership issues;
- VIN or serial number information;
- Known taxes or fees;
- Known code violations;
- Known structural problems;
- Known environmental concerns;
- Occupancy status;
- Lot rent;
- Park rules;
- Utility information;
- Requirements for investor approval;
- Requirements for an end-buyer/resident; and
- Any known restrictions affecting the transaction.
You understand that investors may rely upon the information you provide when evaluating an opportunity.
ReTraila may request clarification or additional documentation regarding an opportunity.
6. Property Photos and Videos
You may upload photographs, videos, documents, and other materials relating to a property.
You represent that you have the legal right and appropriate authority to provide these materials to ReTraila.
You grant ReTraila a non-exclusive right to use, reproduce, display, distribute, and transmit these materials as reasonably necessary to operate the Platform, market the opportunity to participating investors, and facilitate the transaction.
You retain ownership of materials that you own, subject to the rights granted to ReTraila under these Terms.
7. Investor Access to Opportunities
ReTraila may present submitted opportunities to investors whose stated buying criteria appear to match the property.
ReTraila may send investor alerts, display property information within the Platform, and facilitate communications regarding an opportunity.
ReTraila does not guarantee that any particular investor will receive, view, or respond to an opportunity.
8. Investor Offers
Investors may submit offers through ReTraila.
A submitted offer is not automatically binding upon the Park Owner unless and until the applicable transaction documents establish that the offer has been accepted and is legally binding.
You may:
- Accept an offer;
- Reject an offer;
- Counter an offer;
- Decline to proceed.
You agree to review offers in good faith.
ReTraila does not guarantee the accuracy, financial capability, or performance of any investor.
9. Park Owner Approval
The Park Owner retains control over who is permitted to own, occupy, move, renovate, or place a mobile home within the park, subject to applicable law.
Before a transaction is completed, you may require an investor and/or future resident to satisfy your lawful park requirements.
These requirements may include:
- Park application;
- Background screening;
- Credit screening;
- Proof of income;
- Proof of funds;
- Insurance;
- Compliance with park rules;
- Execution of a lot lease or rental agreement;
- Inspection requirements; and
- Other lawful park requirements.
Park Owner approval is separate from ReTraila's investor matching process. Retraila will provide background check, credit check and income confirmation screenings for investor and end-buyer/future resident.
ReTraila does not guarantee that an investor or future resident will receive park approval.
10. One-Time Park Approval
Where permitted by applicable law and the Park Owner's policies, a Park Owner may establish approval requirements that apply to a particular investor for multiple transactions within the same park.
However, each transaction remains subject to applicable law, park requirements, and any circumstances requiring additional review or approval.
Nothing in these Terms requires a Park Owner to approve an investor or resident who does not satisfy applicable requirements.
11. Transaction and Closing
The Park Owner, property owner, investor, and other transaction parties are responsible for completing the transaction and satisfying applicable closing requirements.
Depending upon the transaction, the parties may use:
- A title company;
- Closing attorney;
- Escrow agent;
- Licensed dealer;
- Settlement agent; or
- Other appropriate professional.
ReTraila does not guarantee that an accepted offer will close.
ReTraila is not responsible for:
- Title defects;
- Liens;
- Tax issues;
- Failed inspections;
- Financing problems;
- Park approval issues;
- Governmental requirements;
- Seller decisions;
- Investor decisions;
- Delays;
- Property condition;
- Renovation costs; or
- Other circumstances outside ReTraila's control.
12. ReTraila Fees
Any fees charged by ReTraila to Park Owners will be disclosed before the applicable service is purchased or used.
Unless otherwise expressly stated in writing, Park Owners are not responsible for the Investor Success Fee charged by ReTraila.
The Investor Success Fee is disclosed to investors and is subtracted from the investor's submitted offer as applicable.
The Park Owner should not add the ReTraila Investor Success Fee to the seller's purchase price or treat it as an additional charge to the seller unless expressly agreed to in writing.
13. No Circumvention
If ReTraila introduces an investor to a Park Owner or facilitates access to a mobile home opportunity, the parties agree not to intentionally use information obtained through ReTraila to circumvent the Platform for the purpose of avoiding applicable ReTraila fees.
This provision does not prohibit a Park Owner from conducting legitimate business with an investor with whom the Park Owner had a documented pre-existing relationship independent of ReTraila.
The specific duration and scope of any applicable non-circumvention obligation may be established in a separate transaction agreement.
14. Park Owner Responsibilities
You are responsible for:
- Providing accurate park information;
- Providing accurate property information to the best of your knowledge;
- Maintaining appropriate documentation;
- Communicating applicable park requirements;
- Reviewing investor offers;
- Making your own decisions regarding investor and resident approval;
- Complying with applicable laws and regulations;
- Obtaining any required governmental approvals;
- Maintaining required insurance;
- Completing applicable transaction documents; and
- Obtaining professional legal, tax, title, accounting, or other advice when appropriate.
15. ReTraila Does Not Provide Professional Advice
ReTraila does not provide legal, tax, accounting, title, insurance, appraisal, investment, engineering, inspection, or other professional advice.
Information provided through ReTraila is intended to facilitate communication and transactions between participating parties.
You should obtain independent professional advice regarding matters requiring specialized knowledge.
16. No Guarantee of Results
ReTraila does not guarantee:
- A specific number of investors;
- A specific number of offers;
- A specific offer price;
- A specific sale price;
- A successful transaction;
- A specific amount of increased lot rent;
- A specific investment return;
- Renovation completion;
- Successful placement of a resident;
- Park occupancy;
- Any particular financial result.
ReTraila's purpose is to help create connections and facilitate opportunities—not to guarantee outcomes.
17. Confidentiality
Certain information provided through ReTraila may be confidential or commercially sensitive.
You agree not to knowingly provide confidential information belonging to another party without authorization.
You also agree to use investor information obtained through ReTraila only for legitimate business and transaction purposes.
You may not sell, distribute, or misuse investor information.
18. Communications
By using ReTraila, you agree that ReTraila may communicate with you regarding:
- Property submissions;
- Investor offers;
- Transaction activity;
- Park information;
- Account activity;
- Platform updates;
- Service announcements;
- Questions regarding submitted properties; and
- Other matters related to your use of the Platform.
You may manage certain marketing communications through available account settings or unsubscribe mechanisms.
19. Prohibited Conduct
Park Owners may not:
- Submit properties they are not authorized to submit;
- Provide knowingly false or misleading information;
- Misrepresent ownership or management authority;
- Submit fraudulent documentation;
- Manipulate offers or investor communications;
- Harass or threaten investors;
- Use ReTraila to discriminate unlawfully;
- Sell or distribute investor information;
- Attempt to circumvent ReTraila's applicable fees;
- Create multiple accounts to evade Platform rules;
- Use the Platform for unlawful purposes; or
- Engage in conduct that ReTraila reasonably determines is harmful to the Platform or its users.
20. Fair Housing and Anti-Discrimination Compliance
Park Owners are solely responsible for complying with all applicable fair housing, civil rights, anti-discrimination, and other applicable laws and regulations.
ReTraila does not authorize or permit discrimination based on any protected characteristic under applicable law.
Park Owners should establish and apply lawful qualification and approval criteria consistently.
21. Account Security
You are responsible for maintaining the confidentiality of your account credentials.
You are responsible for activity conducted through your account.
You agree to promptly notify ReTraila if you believe your account has been compromised or accessed without authorization.
You may not transfer or share your Park Owner account without authorization from ReTraila.
22. Platform Content
ReTraila may display information submitted by Park Owners and other users.
ReTraila reserves the right to remove, edit, suspend, or decline to publish content that violates these Terms, applicable law, or Platform policies.
ReTraila may also remove an opportunity if information appears inaccurate, incomplete, misleading, fraudulent, or otherwise unsuitable for the Platform.
23. Suspension or Termination
ReTraila may suspend or terminate a Park Owner account for:
- Violation of these Terms;
- Fraudulent activity;
- Misuse of the Platform;
- Submission of materially false information;
- Abuse of investors or other users;
- Circumvention of ReTraila fees;
- Unauthorized use of investor information; or
- Other conduct that ReTraila reasonably determines warrants suspension or termination, subject to applicable law.
Termination does not eliminate obligations that arose before termination.
24. Limitation of Liability
To the maximum extent permitted by applicable law, ReTraila shall not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages arising from or related to your use of the Platform or participation in any transaction.
ReTraila's total liability arising from your use of the Platform shall be limited to the amount actually paid by you to ReTraila during the [12]-month period preceding the event giving rise to the claim, except where prohibited by applicable law.
25. Indemnification
To the maximum extent permitted by applicable law, you agree to defend, indemnify, and hold harmless ReTraila and its owners, officers, employees, contractors, and affiliates from claims, damages, losses, liabilities, costs, and expenses arising from:
- Your violation of these Terms;
- Your violation of applicable law;
- Your fraudulent or negligent conduct;
- Your representations regarding a property or park;
- Your transactions with investors, sellers, or residents;
- Your use or misuse of the Platform; or
- Your violation of another person's rights.
26. Platform Availability
ReTraila will make reasonable efforts to maintain the Platform but does not guarantee that the Platform will always be available, uninterrupted, secure, or error-free.
ReTraila may modify, suspend, or discontinue portions of the Platform as necessary.
27. Changes to These Terms
ReTraila may update these Terms from time to time.
Material changes may be communicated through the Platform, email, or other reasonable notice.
Your continued use of the Platform after the effective date of updated Terms constitutes acceptance of the revised Terms to the extent permitted by applicable law.
28. Electronic Agreement
You agree that electronic acceptance of these Terms, including checking an agreement box, clicking an acceptance button, submitting a property, accepting an offer, or otherwise affirmatively accepting these Terms, constitutes your electronic signature and agreement to be bound by these Terms to the extent permitted by applicable law.
ReTraila may maintain electronic records of your acceptance, including the date, time, account information, IP address, and version of the Terms accepted.
29. Entire Agreement
These Terms, together with applicable transaction-specific agreements, Platform policies, disclosures, and other documents incorporated by reference, constitute the agreement between you and ReTraila regarding your use of the Platform.
If a transaction-specific written agreement conflicts with these Terms, the transaction-specific agreement will control with respect to that transaction.
30. Severability
If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in full force and effect to the maximum extent permitted by law.
31. Governing Law and Dispute Resolution

Any dispute arising from or relating to these Terms or your use of ReTraila shall be handled according to the governing law and dispute-resolution provisions established by ReTraila.
